A 7/12 extract in Maharashtra and a Form I & XIV in Goa are records of rights, not proof of ownership. Coastal parcels often carry six to fifteen co-holders, some abroad, some dead without mutation. We trace the chain of ownership back through the register to a document that can start it, and we count every holder.
In Goa the chain runs into the Portuguese era. We read the inscription and description in the old Land Registration Office, the matriz and cadastral survey, the auto de marcação and the surveyor's register, and apply the Portuguese Civil Code's rules on communion of assets and inheritance to arrive at each holder's exact share. That is how a future claimant is found before the deed, not after.

Where a parcel sits inside that range is then decided by the land: its dimensions and shape, access, the view, water, what can be built. The rate per acre, per guntha or per square metre for a specific parcel comes from us, after we have read it.

A small number of parcels in North Goa: old settlement land in the settlement zone as notified in the Regional Plan for Goa 2021 (not land re-zoned since), and orchard land of about an acre where the Regional Plan allows a farmhouse. Never paddy land. We have read the papers ourselves and check them per parcel: Form I & XIV, the deed chain back into the Portuguese registers, whether a conversion sanad exists, and the zone under the Regional Plan. For a house, a farmhouse or a small project, inside what the zoning allows. Goa runs on Goa law, not Maharashtra law, and the dossier says which applies.

The farming is yours to shape. Mango, cashew, coconut, flowers, vegetables, whatever the soil and the season take; a share of the harvest can be sent to your door. Two ways to run it: a grower pays you a fixed rent for the land, or you take a share of what it produces. Vassoka can manage either, on paper, cancellable, on agricultural land and, where the papers allow, on NA land too. A farm depends on rain and on prices; we promise the setup, not the harvest. Three more things we will not do

Most sellers stop at the deed. We keep working the land.

Nobody should buy land blind, or hold it idle.
Land is the asset Indian families hold most and can buy least easily. Nobody guarantees title, the law changes at the state border, and there is no price. The remote buyer either does not buy, or buys blind. Vassoka exists so that the checking is done once, properly, before you ever drive; and so that the land works for you afterwards.
