The Konkan coast of Maharashtra has the coastline, two airports at its ends, a railway, and now the institutional money: the Taj signed for 54 hectares at Shiroda-Velaghar in August 2026. Goa next door has had all of that for decades. What neither has is a trustworthy way to buy land.
The market runs on volume plot-sellers quoting thirty per cent a year, imported gated-community aesthetics, and a couple of hundred anonymous portal listings. Meanwhile the actual blocker for most buyers is not price. It is that Maharashtra bars non-agriculturists from buying agricultural land without prior Collector permission, that CRZ makes most "beach touch" land unbuildable at the waterline, that a Goa title can fail on a Portuguese-era register nobody opened, and that nobody states a title position before taking a token.
Vassoka exists to do the checking properly, before you ask; and to run the land for you after you own it.
Who runs it
Harshit Arya, founder. After an MBA from IIM Indore, 3+ years of business consulting at Bain & Company, advising companies on strategy and growth. Then real estate with limited capital: 5+ years in Goa and the Maharashtra Konkan coast. Land acquisition, development, construction, leasing, and the unglamorous end of paperwork: title chains, Portuguese-era registers, NA conversion, zoning, access, comunidade rules, mundkar rights, tenancy laws, encumbrance checks.
Vassoka came out of watching the same failure repeat. Buyers spend months on a parcel, travel to see it, negotiate, and only discover at the deed stage that the root of title does not tie, or that the parcel is not as marketed, or that they were never eligible to buy it. That information existed the whole time. It simply was not written down anywhere they could see; there was nowhere to gather all the information they needed for buying. Vassoka checks it first, and then keeps working the land while you hold it.

How we work
- Where we can drive to and walk. The Maharashtra Konkan coast and North Goa. We do not list a place we cannot visit ourselves.
- Konkan-native. Marathi at the tehsil, English in the deck. Local surveyor, local advocate, local caretaker. Records get pulled in person because that is the only way they get pulled properly.
- Scarce by design. Six hundred-plus parcels walked, twelve listed. Only what passed every check appears; scarcity you can count beats scarcity anyone can assert.
- Buildable, not just buyable. Ownership has to convert into occupancy — eligibility, NA or agri-tourism routing, and what can actually be built inside the setback. And then managed: a farm, a build, a rental, on paper.
- Land described by what it does through the year. Which months the stream runs, where the light lands in December, what the monsoon does to the road. Not what it looked like on the morning someone photographed it.

North Goa: a few parcels of old settlement land, each with its own Goa dossier that goes back into the Portuguese-era registers. Most people know Goa far better than the coast north of it, which makes it the easier conversation to start, but Goa runs on a different set of instruments, and we say so rather than pretend a Goa dossier is a Maharashtra one with a different village name.
The southern Konkan is seven to eight hours from Mumbai by road until NH-66 completes; the southernmost stretch is done and the delay is north of us. The Mumbai–Vijaydurg ferry has run since March 2026 and takes about seven hours. We state the drive plainly because a brand built on not overstating cannot start by overstating the commute.
Two kinds of land
Goa
Old settlement land to build on, and orchard land for a farmhouse.
A small number of parcels in North Goa: old settlement land in the settlement zone as notified in the Regional Plan for Goa 2021 (not land re-zoned since), and orchard land of about an acre where the Regional Plan allows a farmhouse. Never paddy land. We have read the papers ourselves and check them per parcel: Form I & XIV, the deed chain back into the Portuguese-era registers, whether a conversion sanad exists, and the zone under the Regional Plan. For a house, a farmhouse or a small project, inside what the zoning allows. Goa runs on Goa law, not Maharashtra law, and the dossier says which applies.
Maharashtra
Land to hold, on the Konkan coast.
Whole parcels on Maharashtra's Konkan coast, bought for what the coast becomes, and put to work while you hold them. Each parcel page keeps what has already arrived (road, water, power) apart from what is only announced.
The farming is yours to shape. Mango, cashew, coconut, flowers, vegetables, whatever the soil and the season take; a share of the harvest can be sent to your door. Two ways to run it: a grower pays you a fixed rent for the land, or you take a share of what it produces. Vassoka can manage either, on paper, cancellable, on agricultural land and, where the papers allow, on NA land too. A farm depends on rain and on prices; we promise the setup, not the harvest. No appreciation figures, no yield figures, ever.
