What we collect, why, and how to make us delete it
Vassoka is run by its founder, Harshit Arya. We sell and advise on land on the Konkan coast of Maharashtra and in North Goa. This page says what we collect when you contact us, why we keep it, who else sees it, and how to have it removed.

What we collect
Only what arrives when you contact us, plus what we work out from that conversation in order to answer you usefully.

We do not buy contact lists, we do not scrape, and we do not track you across other websites. There are no advertising cookies on this site. One functional cookie exists: after you submit a form, this site sets a signed cookie holding only a random ID, for one year, so that your details are filled in next time and your requests are kept together. "Not you?" under the form removes it. On the benchmark pages we also count page views (the page, the language, the day and the referring site), without your address or any identifier. The details themselves are deleted through deletion. (25 Sep 2026)
Why we keep it
- To answer your enquiry and continue the conversation without asking you the same question twice.
- To work out which parcels are actually relevant to you — including whether you are legally eligible to buy a given parcel, which under Section 63 of the Maharashtra Tenancy and Agricultural Lands Act is not the same question for every buyer.
- To keep a record of what we told you, so that what we said is checkable later.
Under India's Digital Personal Data Protection Act, 2023, our basis is the consent you give by contacting us and continuing the conversation. You can withdraw it at any time — see deletion.
Where it is stored, and who else touches it
Your details sit in a database we run on Cloudflare infrastructure. Three other parties are involved, each for one specific job:

Not sold, not shared
We do not sell your data, and we do not share it with other brokers, developers or landowners. If a parcel you ask about belongs to a seller we represent, we tell them there is interest — we do not hand over your contact details unless you ask us to introduce you.
Some of these providers process data outside India. Where that happens, it is on the basis permitted under the DPDP Act for transfers to countries not restricted by the Central Government.
Replies drafted with software
Some replies you receive from us are drafted by software and reviewed by a person before sending. As of this version, every first message from us on Instagram is reviewed by a person before it goes out. We may relax that for ongoing conversations once we are satisfied with the quality, and we will update this page when we do.
No decision that affects you — what we quote, what we offer, whether we act for you — is made by software alone.
How long we keep it
Enquiries that go nowhere: 24 months from the last message, then deleted.
If you transact with us, the file is kept as long as the law requires for a property transaction — tax, stamp duty and title records outlive our preferences here.
If you ask us to delete your data, we do it as described on the deletion page, within the timeframe stated there.
What you can ask us for
- A copy of what we hold about you.
- A correction, if something is wrong.
- Deletion — see the deletion page.
- To stop contacting you. Reply STOP on WhatsApp or Instagram and our system registers it immediately; no further messages are sent.
- To complain, to us first and to the Data Protection Board of India if we do not resolve it.
Children
This is a service for buying land. It is not directed at anyone under 18 and we do not knowingly collect data about children.

Changes
If we change how any of this works, we change this page and move the date at the top. We do not quietly widen what we collect.
