What it costs to buy land here, and to hold it.
The asking price is the start of the number, not the end of it. Eighteen competitor sites were read for this and not one publishes what it costs to hold a parcel for a year. Here is every line, and where each one comes from.
Between the price and the deed

| NA premium (Maharashtra) | Where the land is to be used for a non-farm purpose the plan allows. Since 31 December 2025 a one-time premium replaces the NA permission and the annual NA tax: 0.10% of the ready-reckoner value up to 1,000 m², 0.25% from 1,000 to 4,000 m², 0.50% above 4,000 m² (Mah. Act LVII of 2025, s.47). Land converted earlier pays on the ready-reckoner value of its conversion year. Where no plan covers the land, the position is still not settled. Why there are no figures on this page
Stamp duty turns on the Ready Reckoner rate of the specific village. Fencing turns on the length of the specific boundary. Holding cost turns on whether there is a road. A number that is true for one parcel is wrong for the next, so we state every line per parcel, in the Parcel Brief, with the date it was checked — rather than print a district average that reads well and misleads.
The lines above are for a Maharashtra parcel. A Goa parcel has its own schedule and its own record offices; we list them against the parcel when you ask.
