What this site is and isn’t
Most disclaimers in this market say the same thing: do not rely on anything here. Ours says the opposite, which means it has to be shorter and more specific.
Parcel photographs are ours, taken on the parcel.
No parcel photograph is more than ninety days older than the date printed beside it. Nothing is retouched, rendered, or generated. Where an image is a placeholder because we have not shot the parcel yet, it is drawn as a placeholder and says so — you will not find a stock headland standing in for land we are selling.
No golden-hour drone on a parcel. We photograph parcels at eye level, in whatever weather there is, with a person in frame so you can judge scale. Every parcel set includes one photograph of a survey peg or a document, because that is the part of this business we want you looking at.
Scenery is labelled as scenery. The views of the coast elsewhere on this site, some of them shot from a drone, carry a Scenery label with the place and the date. They show the coast, never a parcel we are selling, and they are never used to stand in for one. Some are other photographers’ work, published under open licences (public domain or Creative Commons) and credited beside the image with the licence and a link to the original.
Every legal position carries its source and the date we checked it.
Not “RERA compliant”. Not “clear title”. The section, the Act, the Government Resolution number, the CZMP sheet, and the day we read it. If a position is older than the file it sits in, we re-check it before it reaches you.
We do not use the phrase clear title without naming the document that supports it in the same sentence. Five operators in this market use it as a slogan and show nothing; it has stopped meaning anything.
Where we don’t know, we say we don’t know.
Some things we have genuinely been unable to establish. They appear on the site as unknowns rather than being quietly left out:
- Amendment Act XVIII of 2026, published 15 April 2026 and described as easing agricultural land transfer. We could not obtain the operative text, so we do not know whether it touches Section 63. Our advocate is retrieving the gazette.
- Whether an agriculturist from another state qualifies here. Practitioner sources contradict each other and no judgment or resolution settles it. We will not tell you it opens a faster route until a Tahsildar has confirmed it in writing.
- The income ceiling asserted in Section 63(1)(b). Widely repeated, and we have not been able to read it off the bare Act. We do not state the figure.
- The post-2025 NA position for rural land with no plan coverage — which is most of the Maharashtra coast. No source we can find addresses it directly.
A dossier section we could not establish is marked Not established and left empty. It is a finding, not an omission, and it never quietly becomes “Clear”.

No parcel is reserved, held or committed until a written agreement is signed by both sides. Prices, bands and availability shown on this site are indicative and change. Nothing on this site is a price commitment, a valuation, or a projection of what any land will be worth later.

Publicly, on the parcel’s own page, with the date. That is the whole brand in one sentence, and it is the one commitment on this site that costs us something to keep.
