Four things we will not do
Published on its own page so it can be quoted back to us. If we break one of these, we have stopped being the thing we said we were.
We do not list a parcel with an unresolved title defect. Only parcels that passed every check appear here.
Every parcel on this site has passed six checks: title, zoning, dimensions, access, buildability, surroundings. What failed is not dressed up, discounted or listed with a warning; it is simply not here. The funnel shows how narrow that makes the list: more than six hundred walked, twelve through.
It is also the only honest way to make scarcity mean anything. “We walked this many parcels. This many are on the page.” Scarcity you can count beats scarcity anyone can assert.
We state the CRZ category and the No Development Zone distance on every coastal parcel, in the first fold.
CRZ III-A carries a 50 metre no-development zone from the High Tide Line. III-B carries 200 metres. Most beach-touch land on the Konkan coast is unbuildable at the waterline, and the category decides what you can actually do with the ground you bought.
We cite the approved CZMP sheet by number — the southern Konkan district's plan was approved on 25 August 2023, sheets MH-1 to MH-21 — and we draw the setback line across the parcel map rather than describing it.
We tell you whether you are legally eligible to buy the parcel before you spend a day travelling to it.
Section 63 of the Maharashtra Tenancy and Agricultural Lands Act bars a sale to a non-agriculturist without the Collector's prior permission. Under FEMA, an NRI or OCI cannot buy agricultural land in India at all — at any price, under any structure.
Neither fact appears anywhere in this market. Both decide whether a transaction can happen. We ask the question in the first message, not at the sale deed.

No clear-felling. Every parcel carries a written planting and canopy-retention undertaking.
The cashew, the mango, the jackfruit and the older canopy on a Konkan parcel took decades and cannot be bought back. A buyer is free to build; the undertaking is that the land does not arrive cleared to make the building easier.
It is written into the paperwork rather than promised in conversation, because a promise about trees that lives only in a conversation is not a promise.
