Four documents
The 7/12 extract
The Maharashtra record of rights for a parcel: who holds it, its area, its class, what grows on it, and what is charged against it. A record, not proof of ownership. It is where every check starts.
The ferfar (mutation) register
The history behind the 7/12: every change of holder, and why. This is where a chain of owners either adds up to people who can sign, or does not.
Form 8-A
The holder’s account: every parcel one person holds in the village. It shows what else sits with the seller, and whether the land you are shown is all of it.
The CZMP sheet
The approved Coastal Zone Management Plan map. It fixes the CRZ category and the no-development distance from the high tide line, which decides what can ever be built.

Two warnings
Maharashtra. A farm plot below 20 R dry or 10 R irrigated land (about 20 or 10 guntha), cut out of a survey number outside a non-farm zone, still needs the Collector’s permission. A 2–5 guntha “farm plot” is a red flag. Goa. A zone that was changed recently is a zone that can be changed back. We read the date. Checked 1 Oct 2026.
