Channel Partner Terms

Version 1 · 22 October 2026. You accept these terms when you register as a channel partner on vassoka.com, by ticking the box that says so. We keep the date, the time and the version you accepted.

1. Who these terms are between

These terms are between you, the broker who registers as a channel partner ("you"), and Vassoka, the land business run by H. Arya ("Vassoka", "we"). They are made electronically and are valid as an electronic contract under the Information Technology Act 2000. Questions: WhatsApp Arya or hello@vassoka.com.

2. Joining

  1. Your name, number, firm and city must be true. You tell us if they change.
  2. You are responsible for holding any registration the law requires of you to work as a real-estate agent, including with Goa RERA or MahaRERA where it applies, and you give us its number.
  3. You work as an independent business. You are not Vassoka's employee, agent or representative, and you cannot sign, promise or accept anything on Vassoka's behalf.

3. Parcel cards are confidential

  1. The parcel cards you see when signed in are for you and the clients you register, and for nobody else.
  2. You do not post, publish or forward a card, a screenshot of one, or its details, on social media, listing sites, groups or anywhere public.
  3. You never state, in public or in writing to a buyer, a return, rent, yield, appreciation or income figure, a survey or gat number, an exact area, an exact price, coordinates or an owner's name.

4. Registering a client

  1. You register a client only after the client has agreed that you pass their name and number to Vassoka. You confirm this each time you register one.
  2. You choose your part for each client: an introduction only, or an introduction and staying with the client until the deed (attending the site visit and the steps after it).
  3. Someone already in touch with Vassoka directly cannot be registered to you. A client already protected to another channel partner cannot be registered to you; you are told the date of that registration, not who made it.
  4. Vassoka's records of registrations, visits, tokens and deeds, with their dates and times, decide every question about who registered whom and when.

5. How long your client stays yours

  1. 90 days from the minute you register them.
  2. 180 days from a site visit with the client that you attended, if that ends later. Vassoka records the visit and whether you were there.
  3. Until the deed once the client pays a token for a Vassoka parcel, as Vassoka records it. If the token is refunded or the sale is called off, the 90-day and 180-day rules apply again.
  4. When protection ends, another channel partner may register the same client.

6. Your share of the brokerage

  1. Your share, for an introduction or for staying with the client to the deed, is set out in your Commercial Schedule. Vassoka sends it to you in writing, on WhatsApp or by email, and it forms part of these terms. It is never published.
  2. A share is due only on a sale of a Vassoka parcel to a client protected to you at the time the token is paid, and only after the deed is registered and Vassoka has received its own brokerage on that sale.
  3. Vassoka pays against your valid invoice, in the time set in your Commercial Schedule, after deducting any tax the law requires it to deduct. GST, where it applies, is on your invoice. There are no advances.
  4. You charge the buyer nothing for a Vassoka parcel, and you make no promise, rebate or discount to a buyer that Vassoka has not confirmed in writing.
  5. No share is due on a sale that does not complete, or if you break these terms in a way that affects that sale.

7. Dealing straight

  1. You do not approach the owner of a parcel you learned of through Vassoka in order to deal around Vassoka, while you are registered and for 12 months after.
  2. No cash payments and no side deals on a Vassoka parcel.
  3. You describe Vassoka, its parcels and its checks only as vassoka.com describes them.

8. Personal data

You are responsible for having your client's consent before you register them. Vassoka handles your details and your clients' details as its privacy notice says, and either of you can ask for deletion.

9. Ending

  1. Either of us may end your registration at any time by telling the other in writing; WhatsApp counts.
  2. Vassoka may suspend or end it at once if you break sections 3, 6.4 or 7.
  3. A client protected to you on the day your registration ends stays protected for the rest of their period, unless it ended because you broke these terms.

10. Changes

If these terms change, the new version is posted here with its number and date, and you are asked to accept it before you register another client. A change never takes away a share already due.

11. Law and disputes

These terms are governed by the laws of India. We will first try to settle any dispute by talking. If that fails, the courts at Panaji, Goa, have exclusive jurisdiction.

The Hindi version of these terms is a translation for convenience. If the two differ, the English text applies.
